  1. Check whether you need a permit

    • Shed greater than 15 square metres (≈ 161 sq ft) or any size that contains plumbing
    • Gazebo greater than 10 square metres (≈ 108 sq ft)
    • Detached garage
    • Building or structure (other than a shed) greater than 10 square metres (≈ 108 sq ft), or any size that contains plumbing
    • If you’re planning to build or renovate an accessory structure like a shed, gazebo, outdoor fireplace or pergola, there are general provisions that regulate the location, size, height and number of structures permitted on your property. These regulations depend on the size of your lot.
    • You can find the general provisions for accessory structures in Table 4.1.2 of the Zoning By-law.
    • The zoning of your property might have additional regulations for accessory structures, such as lot coverage. Review the general provisions, and then check the zoning regulations for your property using the find property information tool.
    • If something in the general provisions conflicts with the zoning regulations for your property, follow the zoning regulations.
    • If your lot is next to land zoned as greenland, any new structures may have to be built farther away from your property lines.
Projects that don't need a permit
    • Shed less than 15 square metres (≈ 161 sq ft), one-storey tall, free-standing, doesn’t contain plumbing and used for storage only
    • Gazebo that’s 10 square metres (≈ 108 sq ft) or less
